Lenders are the monetary force behind IHCDA ’s quest to help house Hoosiers. From Steuben to Posy county, there is a network of preferred lenders across the state who are working to provide loan and tax credit solutions for many Hoosiers to help make the dream of home ownership a reality. Read below about the programs Lenders can participate in, as well as information about our necessary forms, training seminars, and even applications to be a part of the housing solution.
The U.S. Department of the Treasury and the Department of Housing and Urban Development (HUD) have launched a new website for consumers seeking information about modifying or refinancing their home mortgage. MakingHomeAffordable.gov offers features including interactive self-assessment tools that allows borrowers to determine if they're eligible to participate and calculate the monthly mortgage payment reductions they could stand to realize under the Making Home Affordable program.
First announced in February, Making Home Affordable will offer assistance to as many as 7 to 9 million homeowners making a good-faith effort to make their mortgage payments, while attempting to prevent the destructive impact of the housing crisis on families and communities.
A wide array of large banks to small lenders have already agreed to participate in Making Home Affordable, and servicers have undertaken steps to proactively engage borrowers and respond to their inquiries related to the new program.

Making Home Affordable
IHCDA is pleased to present the newest option for affordable home buying in Indiana. Lifting some of the First Home requirements, Next Home offers prospective homeowners who do not qualify as first time home buyers down payment assistance of up to four percent. The income limits to qualify for this program are higher than those for First Home, and there are no purchase price limits, allowing more Hoosiers to qualify for these great opportunities. Details of Next Home include:
· Down payment assistance to non first time home buyers
· DPA is 4%
· FHA loans
· Higher income limits than that of First Home/Plus
· DPA is fully forgiven after 2 years
· DPA is zero interest no monthly payments
· Min credit score 650
· No purchase price limits
· Must be originated through a participating lender

Next Home Training Announcement
The First Home program offers qualified Hoosiers below market interest rate mortgages. Interest rates can change, but the First Home’s rates are usually ½ -1% BELOW the rates you would find at your bank, or other lending office. This program can be used with other plans, such as the FHA/VA, Fannie Mae, or USDA Rural Development financing.
The Mortgage Credit Certificate program offers first-time homebuying Hoosiers a Federal tax credit. The tax credit amount ranges between 20% and 35% of the interest paid on a mortgage each year, depending on the mortgage loan amount. The maximum credit per year is $2,000. This program is available on a limited basis when announced by IHCDA.
Community Home Choice is a partnership program with Fannie Mae that offers affordable homeownership opportunities for Hoosiers with disabilities or families who have a person with a disability living with them. The Community Home Choice mortgage loans offer these special needs Hoosiers with low down payments, greater flexibility in qualifying standards and wider acceptance of nontraditional credit histories. In addition, Hoosiers that qualify may also participate in IHCDA’s down payment assistance plan.
